The Stoneridge/Sedgefield Property Owners' Association is a non-profit organization that is voluntarily funded by resident owners. Membership is considered customary and expected but remains voluntary.
The Association deals with matters of interest to the property owners and takes appropriate action to enhance the quality of life in the Stoneridge and Sedgefield neighborhoods. Grantorship of the covenants, which were originally recorded by Goforth Properties and Security Building, was transferred to the Stoneridge/Sedgefield Property Owners' Association (SSPOA). The SSPOA, under the guidance of its Board of Directors, is responsible for review and approval of all new construction or additions to current residences. Property owners should give pre-construction plans to the president of the Association for consideration by the Board. A decision will be made within 30 days of receipt of the plans. The Board's obligation in this regard is to assure compliance with the provisions of the covenants. The board approval process is to protect the property values and to uphold the covenant restrictions.
The Stoneridge/Sedgefield Property Owners' Association Board of Directors meets at least once every two months and more often as agenda items require. These are open meetings that are held on the second Thursday of the month, at 7:30 p.m. at the Stoneridge/Sedgefield Clubhouse. Election of the Board members is held at the January meeting of the general membership at the clubhouse. The bylaws of the Association are posted on this website.
In 1995, the Association purchased the Stoneridge/Sedgefield Swim & Racquet Club property on Turkey Farm Road. While the Association is a wholly separate corporation and does not operate the Swim & Racquet Club, we are jointly responsible for property maintenance and major property improvements. The Swim & Racquet Club pays the Association a monthly lease for the use of the club. SSPOA dues are not used for Swim & Racquet Club operations. Stoneridge/Sedgefield property owners, who have paid the Association dues, are guaranteed membership eligibility at the Swim & Racquet Club (requires payment of Swim & Racquet Club fees). Property owners who pay their Association dues are automatically social members of the Swim & Racquet Club. Social membership includes use of the grounds, including the basketball and tennis courts. Full Swim & Racquet Club membership is required for full pool privileges. For Swim & Racquet Club information, call (919)967-0975 or email at sssrc@mindspring.com
All property owners benefit in some way from the activities of the Association. Dues paid to the Association fund various projects, such as this website, newsletters, landscaping and maintenance of the entrances, and electrical utilities for the entrances. Membership dues are also used to establish reserves to support long-term capital needs such as renovation and enhancement of the clubhouse and grounds (separate from the pool operations. The Swim & Racquet Club is contractually committed to reserve funds each year for the long-term renovation needs of the pool facilities.)
We are listed with the North Carolina Secretary of State's website as Property Owners' Association of Stoneridge and Sedgefield, Inc. Current contact information can be found with the Secretary of State.
To become a member or to renew membership, residents should complete the SSPOA membership information form.
